Savills has been appointed by the landlord to carry out Project & Cost Management services for a heavy renovation of this commercial shell.

The works carried out aimed at connecting 2 chells within the same building. The project involved the creation of openings and reconfiguration of the vertical transportation to allow circulation and statutory access in this 3 000 m² building completely reconfigured, of which 2 050 m² are accessible to public. It was necessary to create slab openings, for escalators & lifts, connections between the 2 buildings. Lifts & escalators have been replaced to allow connection to 2 additional upper floors.

For this project, our mission started as early as Landlord’s brief and including Team designation, design development, planning application and tender process for identification of the General Contractor, as well as the coordination with the future tenant (BOULANGER) until the handover.

One of the key points was the launch of the project with the coordination of the lift consultant and the General Contractor to meet a challenging program of 3 months of works for the equipment installation within 1.5 months. The works began in the middle of the summer vacation period to respect the opening date of the store.

In order to optimize overall coordination, Savills was heavily involved in the several interfaces with the tenant's works as soon as the administrative authorizations were obtained. It required a perfect coordination to guarantee the project team to hand over site on time and meet Client's expectations.

For the Cost Management, Savills had to work together the Project team to optimize costs and stay within the initial budget.
